What are the obligatory steps to set up a rooftop?

The roof terrace has many advantages and can become one of the main features of your home. It will give you a strong sense of freedom and will certainly seduce your guests for an aperitif, a wild evening or a simple moment of relaxation. But to do this, it is necessary to succeed in fitting it out. Before thinking about renovating or decorating, there are a few compulsory steps to follow.

CHECK THE CO-OWNERSHIP REGULATIONS

If the roof terrace was privatised when you bought your property, it normally belongs to you. However, you should check to avoid any unpleasant surprises...

DECLARE THE WORK AND CONSULT THE NEIGHBOURHOOD

In principle, if you are thinking of building your roof terrace, it has already been built. You are therefore no longer obliged to apply for planning permission. On the other hand, the development is subject to a declaration of works from the town hall and the co-ownership. It is preferable to obtain the agreement of your neighbours even if you are the owner of the roof.

STUDY THE LEVEL OF WATERPROOFING, INSULATION AND STRUCTURE

Before you start work on your roof, have the roof deck checked for waterproofing, insulation and structural soundness by a licensed professional. This will enable you to detect any problems - if your renovation plans affect the strength of the roof, the company that built it is exempt from liability. In any case, you are obliged to install gutters or a siphon to carry water to the gutter in case of rain.

Once you have taken the necessary steps, you can begin the work of fitting out your home. There are several steps that will allow you to optimise the space and enjoy it in complete safety. 

SECURING THE ROOF TERRACE

Securing your rooftop is the first step to take. To do this, you can install guardrails with a stop plinth all around the roof. The standard in force prohibits the installation of equipment that can be stepped over in the immediate vicinity of the guardrails. If this is not an aesthetic solution, you can build a small concrete wall at least 1 metre high. 

DELIMIT THE SPACE

To make the most of your roof terrace, create different living spaces: a relaxation and barbecue area, a sports area, a jacuzzi area, a botanical garden/garden... Vary the coverings, delimit the spaces with plant barriers and play with the furniture to make your project successful.

THINK ABOUT THE COOL SEASON

If you want to use your roof terrace for a good part of the year, it is a good idea to provide shelter from the wind or rain and warmth when needed. Many solutions are now possible without construction - awnings, shade sails, fabric pergolas. Of course, you can also opt for a solid veranda or pergola (a veranda of less than 40 m² does not require planning permission).
