From Cannes to Saint-Tropez, via Nice, Saint-Jean-Cap-Ferrat or the Cannes hinterland, the Riviera property market does not, however, form a homogeneous whole. Each area has its own clientele, price levels and value drivers.

To invest effectively on the French Riviera, the question is therefore not only where to buy, but above all what to buy, in which location, and with what long-term asset objective.

Why invest in real estate on the French Riviera?

The French Riviera has one advantage that is difficult to replicate: a combination of Mediterranean coastline, climate, scenery, architectural heritage and infrastructure that gives it lasting international appeal.

Nice, Cannes, Antibes, Saint-Tropez, Mougins and Saint-Jean-Cap-Ferrat have for decades attracted French and foreign buyers looking for a main residence, a pied-à-terre or a holiday home.

This appeal is reinforced by several structural factors:

  • the proximity of Nice International Airport;

  • a major concentration of marinas and infrastructure dedicated to yachting;

  • international events such as the Cannes Film Festival or the Monaco Grand Prix;

  • proximity to Monaco and Italy;

  • a coastline whose most sought-after locations are, by definition, difficult to expand.

In luxury real estate, this scarcity of land plays an essential role.

Properties with true sea views, a sought-after address, quick access to the coast or substantial land in the most coveted areas are available in limited numbers.

A market made up of several micro-markets

Talking about “the French Riviera real estate market” can be misleading.

The expectations of a buyer looking for an apartment on the Croisette are very different from those of a client wishing to buy a several-hectare estate in Mougins or a waterfront villa in Saint-Jean-Cap-Ferrat.

Cannes: an international market combining apartments and villas

Cannes brings together several particularly sought-after markets.

La Croisette, La Californie and the Lower Californie area especially attract buyers looking for prestigious apartments with terraces and sea views.

Up in the hills, the market changes in character, with large villas offering panoramic views over the Bay of Cannes, the Lérins Islands and the Estérel.

For an investor, Cannes also offers the advantage of a strong year-round event calendar, with numerous conferences and international events.

Nice: a more diverse demand

In Nice, the market is more diversified.

Apartments located in central districts, in the Carré d'Or or close to the seafront cater in particular to demand for primary and secondary residences.

The hills of Nice offer another type of market, made up of villas with gardens, swimming pools and open views over the city or the Mediterranean.

This diversity makes it possible to consider several asset strategies, from an urban pied-à-terre to a family villa.

In Saint-Jean-Cap-Ferrat, Villefranche-sur-Mer and more broadly around Monaco, real estate investment is above all driven by asset preservation.

Buildable land and large properties offering sea views or direct access to the coast are extremely limited.

These areas are especially attractive to buyers who value peace, privacy and space while still wanting to remain close to Cannes, international schools and major transport links.

Saint-Tropez remains one of the most iconic real estate markets in the Mediterranean.

The village itself, Ramatuelle, Gassin, Grimaud and the towns around the gulf each offer very different settings.

Properties close to the beaches, offering significant privacy or located just minutes from the center of Saint-Tropez, form a particularly specific market where the address and scarcity of the property can create considerable value gaps.

What type of investment should you prioritize on the French Riviera?

There is no single strategy; the choice depends mainly on the buyer’s wealth, investment horizon and intended use of the property.

Buying a second home

A second home is probably one of the most common projects on the French Riviera.

In this setup, the goal is twofold: to have a property for personal use while also owning a real estate asset in a region that is in international demand.

The quality of the location then becomes paramount.

Sea view, proximity to the beaches, the ability to walk to the center, a peaceful environment, the quality of the land or architectural rarity can all have a decisive influence on the property’s future value.

Making a long-term asset investment

For some buyers, the main objective is to preserve and diversify their assets.

Properties located in areas where supply is structurally limited can then be favored.

A waterfront villa, a property with a sea view that is difficult to replicate, or an apartment in an iconic address better suit this logic.

In luxury real estate, value is not based solely on living space or price per square meter.

The address, the view, the land, privacy and the rarity of the property often play a decisive role.

Investing to Rent

Renting can complement an investment strategy, particularly in areas that benefit from strong tourist or business traffic.

Cannes, Nice, and several coastal destinations can notably generate significant demand at certain times of the year.

However, it is important to remain cautious when it comes to the concept of yield.

Maintenance costs, taxation, rental management, vacancy periods, and local regulations concerning short-term rentals must be factored into the calculation.

In luxury real estate, a property offering the best rental return is not necessarily the one with the best long-term wealth potential.

What criteria should you look at before buying?

On the Côte d’Azur, two properties located just a few hundred meters apart can have very different values.

Before purchasing, several criteria must be studied.

The exact location

The town alone is not enough; the neighborhood, orientation, any potential nuisances, distance from the coastline, accessibility, and sometimes even the street have a direct impact on a property’s value.

The view

Sea views remain one of the main value markers on the Côte d’Azur, but not all views are equal.

A panoramic, unobstructed view, with no possibility of future construction in front of the property, represents a much greater asset than a mere glimpse of the sea.

The land and privacy

For a villa, the size of the plot, its orientation, the absence of overlooking, and the possibility of adding a pool or various outdoor spaces are essential criteria.

In some highly urbanized coastal areas, having a large plot becomes a rarity in itself.

The quality of the property

Architecture, build quality, renovation, energy performance, layout of the spaces, and the level of amenities must also be analyzed.

An exceptional address does not always make up for a property requiring particularly extensive structural work.

Conversely, a high-quality renovation can significantly improve a property’s appeal when it is in the right location.

Do you necessarily have to buy by the sea?

Not necessarily.

The coastline concentrates some of the most prestigious addresses on the Côte d’Azur, but areas a few kilometers inland can offer more space and privacy.

Mougins, Valbonne, and several communes in the hinterland of Cannes notably make it possible to acquire large properties in green surroundings while remaining close to the coast.

The choice therefore depends on how the property will be used.

A buyer wishing to walk to beaches, restaurants, and shops will not have the same priorities as a family looking for several thousand square meters of land and a large villa.

Is luxury real estate always a good investment?

The mere presence of a property on the Côte d’Azur does not guarantee either capital gain or yield.

Even in the most sought-after markets, the quality of the initial purchase remains decisive.

An excessive purchase price, a secondary location, significant nuisances, or a property that is difficult to resell can limit the performance of an investment.

Conversely, properties combining several rarity factors—location, view, land, architecture, or access to the coast—generally meet a much more specific demand.

The strategy is therefore less about “buying on the Côte d’Azur” than about identifying real estate assets whose characteristics will always be difficult to replicate.
