In the Estérel & Littoral area, the value of a property depends enormously on its micro-location. Between Saint-Raphaël, Les Issambres, Anthéor, Le Trayas, or the heights of Roquebrune-sur-Argens, just a few hundred meters can completely change the view, exposure, access, or proximity to the sea. The most sought-after properties are those that combine several qualities at once: unobstructed panoramic views, beautiful outdoor spaces, a preserved environment, and convenient access. It is this highly detailed understanding of the terrain that allows us to effectively guide our clients and identify properties that offer the best balance between use, rarity, and long-term value.

Why buy in the Estérel and on its coastline?

Acquiring real estate in the Estérel and along its coastline offers the chance to enjoy an area where proximity to the Mediterranean goes hand in hand with more preserved residential surroundings. From Saint-Raphaël to Les Issambres, via Anthéor, Le Trayas and the heights of Roquebrune-sur-Argens or Les Adrets-de-l’Estérel, buyers may be looking for a sea-view villa, a family home, a property surrounded by nature, or a second home close to the beaches and marinas.

This diversity is one of the area’s main strengths. The coastal towns offer direct access to beaches, coves, marinas and key amenities, while the more set-back areas appeal thanks to their tranquility, larger plots and views over the Estérel or the Mediterranean. The area is also easily accessible from the main roads of the Côte d’Azur, which further enhances its appeal for both primary and secondary residences.

In the prestige property market, a property’s value depends heavily on the quality of its location. Sea view, orientation, proximity to the coast, natural surroundings, land size, privacy and ease of access are all key criteria. Properties bringing together several of these qualities remain limited, especially in the most sought-after coastal areas, which helps preserve their long-term value.

The iconic destinations of the Estérel and its coastline

Between wooded hills, coastal towns and residential areas facing the Mediterranean, the Estérel and its coastline bring together real estate markets with very different identities. Saint-Raphaël and Fréjus are the area’s main urban hubs, while Roquebrune-sur-Argens, Puget-sur-Argens and Les Adrets-de-l’Estérel offer more residential settings. Along the coast, Anthéor, Le Trayas and Les Issambres concentrate some of the most sought-after properties for their sea views and immediate proximity to the shoreline.

Saint-Raphaël, between town, ports and the Mediterranean

Saint-Raphaël occupies a central position on the Estérel coastline. Its town center, ports, beaches and various residential districts cater to a wide range of property projects, from apartments near the seafront to villas with pools or panoramic views. As you move away from the center toward the Estérel hills, the setting becomes more natural and properties often benefit from greater peace and space.

Anthéor and Le Trayas, at the heart of the Corniche d’Or

Between Saint-Raphaël and Théoule-sur-Mer, Anthéor and Le Trayas are among the most spectacular areas of the Corniche d’Or. The red hills of the Estérel plunge directly into the Mediterranean, creating a setting especially sought after for villas with unobstructed sea views. The terrain, access quality, orientation and proximity to the coves all play an essential role in a property’s value here.

Fréjus, between heritage, ports and residential districts

Immediate neighbor to Saint-Raphaël, Fréjus fully contributes to the area’s balance between coastline and hinterland. Its historic center, residential neighborhoods, port and beaches offer complementary living environments. The town is also an important access point to infrastructure and the main roads that quickly connect to other Côte d’Azur destinations.

Les Issambres, the coastline of Roquebrune-sur-Argens

Les Issambres form the maritime frontage of Roquebrune-sur-Argens. This residential area stretches along a coastline alternating between beaches, coves and hills overlooking the Mediterranean. Sea-view villas, properties on the heights and homes close to the shoreline are particularly sought after here, especially for a second home offering quick access to the Gulf of Saint-Tropez.

Roquebrune-sur-Argens, between village, hills and the Mediterranean

Roquebrune-sur-Argens offers a particularly extensive territory, from its historic village to its residential neighborhoods and the Les Issambres coastline. The properties here vary greatly depending on location: family homes, villas with land, contemporary properties or residences with open views over the surrounding hills. This diversity makes it possible to look for more space while remaining close to the Var coastline.

Puget-sur-Argens, a residential setting at the gates of the Estérel

Located slightly inland, Puget-sur-Argens appeals mainly for its residential environment and its proximity to Fréjus, Saint-Raphaël and the main roads. Houses and villas generally benefit from larger plots than in coastal areas, making it an attractive alternative for buyers seeking space, tranquility and accessibility.

Les Adrets-de-l’Estérel, a preserved setting on the heights

Set in the heart of the massif, Les Adrets-de-l’Estérel offer a much more natural and private environment. Properties on the heights may benefit from large plots, open views over the hills and, depending on orientation, panoramas extending all the way to the Mediterranean. This area is particularly well suited to projects seeking calm, nature and privacy while retaining relatively quick access to the coast.

The types of properties sought in the Estérel and along the coastline

The real estate market in the Estérel and along its coastline stands out for its great diversity of properties. Depending on the location, buyers may be looking for a villa overlooking the Mediterranean, a house close to the beaches, a contemporary property on the heights or a residence set on a larger plot. Views, the quality of the surroundings, proximity to the coast and the size of the outdoor spaces all play a decisive role in the appeal of these properties.

Sea-view villas

Villas with a view of the Mediterranean are among the most sought-after properties in the area. They are particularly found on the hills overlooking Saint-Raphaël, Anthéor, Le Trayas, and Les Issambres. The most open panoramas, the orientation, the lack of overlooking neighbors, and the permanence of the view are essential criteria for value enhancement. Properties with large terraces, a swimming pool, and reception areas facing the sea hold a special place in the luxury market.

Contemporary properties

Contemporary architecture is particularly well suited to sloping plots and the landscapes of the Estérel. Large picture windows, open volumes, seamless continuity between indoor and outdoor spaces, infinity pools, and panoramic terraces make it possible to fully take advantage of the surroundings. The quality of the design, how well it fits into the land, the materials, and the level of amenities strongly influence the value of these properties.

Houses close to the coastline

Immediate proximity to beaches, coves, or a marina is another particularly sought-after criterion. On the coastline of Saint-Raphaël, Le Trayas, or Les Issambres, houses that allow quick access to the sea are especially well suited to a second home. When this proximity is combined with an open view, easy access, and high-quality outdoor spaces, the properties concerned become particularly rare.

Properties on the hills

Areas set back from the coastline often offer more calm, privacy, and space. On the heights of Saint-Raphaël, Roquebrune-sur-Argens, or Les Adrets-de-l’Estérel, some properties enjoy open views over the Mediterranean, the massif, or the surrounding hills. However, the quality of access, the orientation of the land, and the immediate surroundings must be carefully assessed, especially on the steepest plots.

Estates and houses with land

Further inland, the market also offers family homes, character properties, and estates set on more generous plots. These properties appeal to buyers looking for more space, privacy, or the opportunity to enjoy landscaped gardens, a swimming pool, outbuildings, or additional amenities. In Puget-sur-Argens, Roquebrune-sur-Argens, or areas close to the massif, the size and quality of the land often constitute a central element of the property’s long-term value.

The luxury real estate market in the Estérel and along the coast

The real estate market in the Estérel and along its coastline is characterized by an offer largely dominated by houses and villas. Analysis of the properties currently marketed by Michaël Zingraf Real Estate in this area reveals an average price of €3.92M and an average price of €13,501/sq m. These figures must nevertheless be interpreted according to the type and exact location of the properties, as the differences can be significant between a waterfront villa and a house set further inland.

An offer dominated by villas

Villas account for 75% of the properties analyzed and form the core of the local luxury market. Their average price reaches €4.40M, for an average price of €14,788/sq m. Houses show a more moderate average level, around €3.02M, while the supply of apartments remains much more limited in the portfolio studied.

Property type Share of supply Average price Average price per sq m
Villa 75.0% €4,404,238 €14,788/sq m
House 14.3% €3,015,000 €10,896/sq m
Apartment 7.1% €796,500 €7,854/sq m
Property 3.6% €3,480,000 €8,183/sq m
Total 100% €3,915,071 €13,501/sq m

This structure reflects the nature of the area: the residential sectors of Saint-Raphaël, Les Issambres, Roquebrune-sur-Argens, and Les Adrets-de-l’Estérel offer more detached houses and villas than the denser urban markets of the Côte d’Azur. In the most sought-after locations, views of the Mediterranean, the quality of the land, outdoor spaces, and proximity to the coastline explain a significant share of valuation differences.

A demand base that is mainly French but highly international

French buyers account for 54.7% of recorded inquiries. However, the market benefits from strong international diversity, with a particularly visible presence of German, British, Swiss, Belgian, and Dutch buyers. This distribution corresponds to the profile of an area sought after both for a primary residence and for a holiday home or a long-term investment property.

Estimated origin Share of inquiries Median maximum budget
France 54.7% €2.00M
Germany 5.5% €2.46M
United Kingdom 4.8% €3.09M
Switzerland 4.1% €2.29M
Belgium 3.7% €2.07M
Netherlands 3.7% €2.50M
United States / Canada 3.0% €2.07M
Other international origins 13.7%
Unidentifiable origin 6.7%

The median budgets observed also show that international demand is not limited to the ultra-luxury segment. For most of the main nationalities represented, the median maximum budget is around €2M to €3M, with a slightly higher level for British buyers.

A demand core between €1M and €5M

Among inquiries for which a maximum budget is provided, 71.9% are between €1M and €5M. The €2M to €5M segment is the most represented on its own, with 43.2% of searches. Purchases above €5M remain significant, however, accounting for 18.2% of demand, including 7.2% for projects of €10M or more.

Maximum budget sought Share of inquiries
Less than €500k 0.3%
€500k to less than €1M 9.6%
€1M to less than €2M 28.7%
€2M to less than €5M 43.2%
€5M to less than €10M 11.0%
€10M and above 7.2%

This distribution illustrates a relatively deep luxury real estate market: the core of demand is focused on multimillion-euro villas and houses, while a smaller segment is looking for particularly rare properties, notably contemporary sea-view villas, homes close to the coastline, and properties with large plots or discreet locations.

The art of living between the Estérel and the Mediterranean

Between the landscapes of the Estérel massif and the Mediterranean, the area offers an exceptionally sought-after lifestyle thanks to the diversity of its scenery and its constant closeness to nature. The Corniche d’Or is one of its iconic routes, running along a coastline where the red rocks of the Estérel contrast with the blue of the sea. Between Saint-Raphaël, Anthéor and Le Trayas, coves, beaches and panoramic views accompany a way of life largely oriented toward the outdoors.

The Mediterranean naturally plays a central role in everyday life. The ports of Saint-Raphaël, Fréjus and Les Issambres make it possible to enjoy boating and water sports, while the many coves offer more secluded settings for swimming or outings at sea. This proximity to the coast is also an important criterion when choosing a second home or a property intended to be occupied for much of the year.

Just a few minutes from the coast, the Estérel massif offers a very different environment, made up of wooded hills, hiking trails and viewpoints opening onto the Mediterranean. Hiking, cycling and walks allow residents to enjoy the area all year round, while several golf courses complement the leisure offerings around Saint-Raphaël, Fréjus and Roquebrune-sur-Argens.

This complementarity between sea, massif and leisure facilities is one of the main attractions of the Estérel and its coastline. Depending on their lifestyle, owners may favor immediate proximity to beaches and ports, the panoramic views of higher-elevation areas, or a more residential setting surrounded by nature, while remaining connected to the main destinations of the French Riviera.
