Villas are the main property type in the analyzed portfolio, with 377 properties, ahead of apartments (321). Apartments show a higher median price per square meter than villas, notably because they are concentrated in particularly sought-after urban or coastal locations.

Properties and penthouses belong to a much more exclusive segment. Their small number and the presence of exceptional properties explain particularly high averages.

These gaps illustrate the diversity of the market on the French Riviera. An apartment on the Croisette, a villa in the hinterland, or a property on the waterfront cannot be compared on the sole basis of price per square meter: location and scarcity remain decisive.

What budgets are buyers looking for?

Demand is mainly concentrated between €1 million and €5 million. Budgets of €1 million to €2 million account for 31.4% of the recorded searches, closely followed by the €2 million to €5 million range at 29.1%.

Searches above €5 million represent nearly 18% of the recorded requests, confirming the existence of an important segment devoted to the rarest villas, waterfront properties, large estates, and exceptional homes.

A largely international demand

French buyers remain the majority with 54.4% of requests, but nearly half of the identifiable demand comes from international buyers. The United Kingdom, North America, Germany, and Switzerland are among the main observed origins.

The median budgets of international buyers are generally higher than those of French buyers. Buyers from the United Arab Emirates, Sweden, Switzerland, or North America in particular show median budgets around or above €2 million.
