717 Properties for sale French Riviera

For more than two centuries, the French Riviera has embodied one of the world’s most prestigious destinations. Bordering the Mediterranean, it captivates with the beauty of its coastline, the mildness of its climate, its iconic seaside resorts, and its art of living. From the Cannes area to the Gulf of Saint-Tropez, from Cap d’Antibes to the surroundings of Monaco, and including Nice, Mougins or the hilltop villages of the hinterland, it attracts French and international clients in search of exceptional properties.

The luxury real estate market on the French Riviera reflects the diversity and renown of these destinations. Contemporary villas with sea views, waterfront properties, private estates, prestigious apartments, penthouses, and Belle Époque residences make up an outstanding real estate heritage. Each area has its own identity, uses, and valuation criteria, offering buyers a wide variety of residential and heritage projects.

Thanks to its long-standing presence throughout the French Riviera, Michaël Zingraf Real Estate has been supporting French and international clients for nearly fifty years in the acquisition of prestigious properties on the French Riviera, with an in-depth understanding of its key markets and most sought-after addresses.

Founder & Chairman Michaël ZINGRAF

When I founded Michaël Zingraf Real Estate in 1977, I was convinced that the French Riviera held a unique place in the global real estate market. Nearly fifty years later, that conviction remains unchanged. The most remarkable properties continue to attract a discerning international clientele, drawn to the rarity of these locations, their heritage, and a lifestyle that few destinations can offer. It is this ability to endure across generations that, in my view, gives this market all its strength.

Why buy on the French Riviera?

Buying a property on the French Riviera means, first and foremost, choosing from a wide variety of residential markets, each with its own uses and value criteria. A villa in Saint-Tropez, an apartment on the Croisette, a property in Cap d’Antibes, a residence in Saint-Jean-Cap-Ferrat or a house in the Cannes hinterland does not meet the same expectations or fit the same lifestyles.

This diversity is one of the main strengths of the Riviera market. The coastline brings together sea-view properties, waterfront villas and apartments close to beaches and ports, while the hills and hinterland offer more space, tranquility and larger plots. Main residence, holiday home or pied-à-terre: every project can thus be directed toward a sector aligned with the intended use.

The French Riviera also benefits from particularly convenient accessibility for French and international clients, notably thanks to Nice Côte d’Azur Airport, rail connections and proximity to Monaco and Italy. Added to this are an active cultural and economic life, marinas, a renowned gastronomic scene and international events that make it possible to enjoy the Riviera far beyond the summer season alone.

In the most sought-after addresses, a property's value depends above all on the rarity of its location, the quality of the view, its surroundings, its architecture and its features. It is this combination of micro-market diversity, quality of life and the rarity of certain addresses that continues to set luxury real estate on the French Riviera apart.

The most sought-after destinations for buying luxury property on the French Riviera

The French Riviera brings together several of the most prestigious real estate markets in Europe. Each destination has its own identity, architectural heritage and way of life, offering buyers a remarkable diversity of properties and settings. From the waterfront villas of Cap d’Antibes to the private estates of Mougins, from prestigious Cannes apartments to the iconic properties of Saint-Tropez, each area meets specific expectations.

Cannes and its surroundings

Renowned for its International Film Festival, the Croisette and its global reputation, Cannes remains one of Europe’s capitals of luxury real estate. Luxury seafront apartments, contemporary villas on the heights of La Californie and exceptional properties in Super Cannes make up a market especially sought after by an international clientele.

Cap d'Antibes

Cap d’Antibes is among the most exclusive addresses in the Mediterranean. Its Belle Époque villas, waterfront properties and discreet estates have attracted a clientele seeking privacy, intimacy and exceptional real estate heritage for more than a century.

Saint-Jean-Cap-Ferrat and the Nice coastline

Saint-Jean-Cap-Ferrat, Villefranche-sur-Mer, Beaulieu-sur-Mer and Èze offer some of the most beautiful views on the French Riviera. Exceptional villas, historic residences and apartments overlooking the Mediterranean make up one of the world’s most prestigious real estate markets.

Mougins and the Cannes hinterland

Just a few minutes from Cannes, Mougins, Valbonne, Opio and Roquefort-les-Pins appeal to buyers looking for a privileged residential setting. Provençal bastides, contemporary villas and wooded estates offer a rare balance between nature, prestige and proximity to the coast.

The Gulf of Saint-Tropez

From Saint-Tropez to Ramatuelle, via Gassin, Grimaud or Sainte-Maxime, the gulf brings together some of the most sought-after properties on the French Riviera. Contemporary sea-view villas, private estates, Provençal bastides and waterfront properties form a real estate heritage of rare quality.

Nice and its coastline

Nice, the capital of the French Riviera, completes this offering with its Belle Époque apartments, penthouses overlooking the Bay of Angels and properties located on the residential hills of Cimiez, Mont Boron or Gairaut. Its economic and cultural dynamism helps strengthen the appeal of the high-end real estate market.

Thanks to this diversity of destinations, the French Riviera suits every real estate project, whether it is a main residence, a holiday home or a heritage investment. The teams at Michaël Zingraf Real Estate support their clients in discovering the most beautiful addresses on the French Riviera and guide them toward the area best suited to their expectations.

The luxury real estate market on the French Riviera

The prestige real estate market on the French Riviera is characterized by a wide range of prices and property types. Family villas, prestigious apartments, exceptional properties and penthouses belong to very different segments, whose value depends heavily on the address, the view, proximity to the sea and the rarity of the property.

Among the 899 properties analyzed in the Michaël Zingraf Real Estate portfolio, the median price stands at €2.45 million, while the average price reaches €4.79 million. This significant gap reflects the weight of the most exclusive properties in the Riviera offering.

Indicator Value
Average price €4,787,981
Median price €2,450,000
Average price/sq m €16,656/sq m
Median price/sq m €12,648/sq m
Average area 289 sq m
Median area 220 sq m

Very different price levels depending on the type of property

Villas are the main property type in the analyzed portfolio, with 377 properties, ahead of apartments (321). Apartments show a higher median price per square meter than villas, notably because they are concentrated in particularly sought-after urban or coastal locations.

Properties and penthouses belong to a much more exclusive segment. Their small number and the presence of exceptional properties explain particularly high averages.

Type Properties Average price Median price Average price/m² Median price/m² Average area
Villa 377 €5,731,732 €3,350,000 €15,336/m² €11,960/m² 368 m²
Apartment 321 €2,859,322 €1,490,000 €19,415/m² €14,496/m² 118 m²
House 139 €5,433,755 €2,950,000 €13,267/m² €10,853/m² 360 m²
Property 27 €10,616,111 €9,000,000 €18,612/m² €14,835/m² 557 m²
Penthouse 9 €10,602,222 €3,650,000 €36,021/m² €29,552/m² 215 m²
Village house 6 €1,220,000 €890,000 €10,821/m² €7,125/m² 118 m²

These gaps illustrate the diversity of the market on the French Riviera. An apartment on the Croisette, a villa in the hinterland, or a property on the waterfront cannot be compared on the sole basis of price per square meter: location and scarcity remain decisive.

What budgets are buyers looking for?

Demand is mainly concentrated between €1 million and €5 million. Budgets of €1 million to €2 million account for 31.4% of the recorded searches, closely followed by the €2 million to €5 million range at 29.1%.

Maximum budget sought Share of requests with stated budget
€800k – < €1M 19.1%
€1M – < €2M 31.4%
€2M – < €5M 29.1%
€5M – < €10M 8.8%
€10M and above 9.0%

Searches above €5 million represent nearly 18% of the recorded requests, confirming the existence of an important segment devoted to the rarest villas, waterfront properties, large estates, and exceptional homes.

A largely international demand

French buyers remain the majority with 54.4% of requests, but nearly half of the identifiable demand comes from international buyers. The United Kingdom, North America, Germany, and Switzerland are among the main observed origins.

Estimated origin Share of requests Median max. budget
🇫🇷 France 54.4% €1.56M
🇬🇧 United Kingdom 5.9% €2.00M
🇺🇸🇨🇦 United States / Canada 5.8% €2.06M
🇩🇪 Germany 5.1% €2.00M
🇨🇭 Switzerland 4.1% €2.03M
🇧🇪 Belgium 2.6% €1.95M
🇸🇪 Sweden 1.7% €2.28M
🇳🇱 Netherlands 1.5% €1.72M
🇮🇹 Italy 1.4% €2.00M
🇦🇪 United Arab Emirates 1.2% €2.47M
Other international 16.4% €2.06M

The median budgets of international buyers are generally higher than those of French buyers. Buyers from the United Arab Emirates, Sweden, Switzerland, or North America in particular show median budgets around or above €2 million.

This diversity of buyer profiles is one of the defining features of the market on the French Riviera: strong local and national demand coexists with an international clientele drawn to the prime addresses of Cannes, Cap d’Antibes, the Nice coastline, and the Gulf of Saint-Tropez.

Iconic properties of luxury real estate on the French Riviera

The French Riviera is home to one of the most prestigious real-estate heritages in the world. Since the Belle Époque, its coastline has attracted architects, collectors, artists, and wealthy families who have helped shape a residential landscape unique in Europe. Contemporary villas overlooking the Mediterranean, waterfront properties, Belle Époque mansions, private estates, and prestigious penthouses now make up a real-estate offering of remarkable diversity, meeting the expectations of the most demanding buyers.

Contemporary villas with sea views

Contemporary villas now embody the excellence of real estate on the Riviera. Large picture windows opening onto the Mediterranean, infinity pools, panoramic terraces, noble materials, and high-end amenities provide comfort that meets international luxury standards. These properties occupy the most sought-after locations in Cannes, Cap d’Antibes, Saint-Jean-Cap-Ferrat, and the Gulf of Saint-Tropez.

Waterfront properties

Properties with direct access to the sea are among the rarest assets on the European real-estate market. Located in exceptional settings, they offer complete privacy, unique views over the Mediterranean, and a heritage whose availability remains extremely limited. They represent the most exclusive segment of prestige real estate on the French Riviera today.

Belle Époque villas

The French Riviera preserves an exceptional architectural heritage inherited from the Belle Époque. These historic villas, built between the late 19th century and the early 20th, bear witness to the golden age of the Riviera. Their elegant façades, landscaped gardens, and remarkable proportions appeal to an international clientele attached to the heritage and history of the region’s great homes.

Private estates

Gated residential estates are one of the hallmarks of the Côte d’Azur’s high-end real-estate market. Les Parcs de Saint-Tropez, the discreet estates of Mougins, and certain addresses in Cap d’Antibes host properties offering privacy, security, and an exceptional landscaped environment. These addresses remain among the most sought-after by international buyers.

Prestigious apartments and penthouses

The most prestigious residences in Cannes, Nice, and Saint-Jean-Cap-Ferrat offer apartments and penthouses with large terraces overlooking the Mediterranean. Located near ports, beaches, and palaces, these properties provide an exceptional living environment in the heart of the Riviera’s most iconic destinations.

From waterfront villas to private estates, from Belle Époque mansions to contemporary penthouses, the French Riviera offers real estate of exceptional quality. Each property benefits from a unique location, where the beauty of the Mediterranean coastline contributes lasting value to its heritage.

The art of living on the French Riviera

Since the beginning of the 20th century, the French Riviera has exerted a lasting fascination on an international clientele. First chosen as a holiday destination by European royal families for the mildness of its winter climate, it gradually became a source of inspiration for artists, writers and creators. This history has shaped a Riviera where heritage, culture, gastronomy and the Mediterranean art of living hold a central place.

From the historic palaces of Cannes and Cap d’Antibes to the harbors of Saint-Tropez, from the gardens of Saint-Jean-Cap-Ferrat to the hilltop villages of the hinterland, each destination now has its own identity. This diversity directly contributes to the residential appeal of the French Riviera, whether for a primary residence or a holiday home.

A Riviera shaped by artists

The light and landscapes of the French Riviera have inspired several major figures in art and literature. Pablo Picasso stayed and worked in Antibes and then Vallauris, Henri Matisse settled in Nice, while Marc Chagall chose Saint-Paul-de-Vence. Writers such as F. Scott Fitzgerald also helped, during the Roaring Twenties, to build the international image of the French Riviera.

A history linked to international elegance

As early as the 19th century, the French Riviera became a favored destination for the European aristocracy. Queen Victoria stayed in Nice in particular, before figures such as Coco Chanel, Grace Kelly and Brigitte Bardot helped permanently associate the Riviera with elegance, cinema and a certain Mediterranean art of living.

Gastronomy and the culture of the South

The French Riviera also benefits from a first-rate gastronomic scene. Mirazur in Menton, La Chèvre d'Or in Èze and La Vague d'Or in Saint-Tropez are among the region’s emblematic addresses. Provençal markets, Mediterranean produce, Menton citrus fruits, olive oils and Provence wines extend this culinary culture into everyday life.

A lifestyle focused on the Mediterranean

The sea remains at the heart of the French Riviera’s identity. The ports of Cannes, Antibes, Beaulieu-sur-Mer, Saint-Tropez and Monaco structure a life largely centered on sailing and yachting, while the beaches of Pampelonne, La Garoupe, Paloma Beach and La Croisette make it possible to enjoy the coastline throughout the seasons.

Events with international reach

The Cannes Film Festival, the Monaco Grand Prix, the Monaco Yacht Show, the Cannes Yachting Festival, Les Voiles de Saint-Tropez and Cannes Lions all contribute to the Riviera’s international profile. These events play a part in a cultural, economic and event-driven life that extends far beyond the summer season alone.

Choosing the French Riviera means being able to combine heritage, culture, the Mediterranean and quality of life within highly diverse residential markets. This diversity explains why the Riviera continues to appeal to French and international buyers seeking as much a property as a lifestyle.
