Saint-Tropez holds a unique position in the international luxury real estate market. Buyers come for the Mediterranean, the village, the beaches and a way of life that has made the peninsula famous around the world.
But international property searches also reveal a more nuanced market, extending well beyond Saint-Tropez itself.
According to an analysis of buyer enquiries conducted by Michaël Zingraf Real Estate, the exclusive affiliate of Christie’s International Real Estate for the Provence-Alpes-Côte d’Azur region, several clear trends emerge regarding nationalities, preferred locations, property types and market segments.
Where are international buyers looking around Saint-Tropez?
Saint-Tropez naturally remains at the heart of property searches, but buyers increasingly consider the wider gulf and peninsula as part of the same search.
After Saint-Tropez, Grimaud and Ramatuelle are among the most sought-after locations, followed by Sainte-Maxime, La Croix-Valmer and Gassin.
This geographical spread says a great deal about how international clients approach the market. A search may begin in Saint-Tropez, then expand depending on proximity to the village, access to the coast, privacy, views or the lifestyle buyers wish to embrace.

Who is looking to buy in Saint-Tropez?
International demand comes from several well-established markets. German, British, American, Swiss and Belgian buyers are among the nationalities regularly represented in international enquiries about Saint-Tropez and the surrounding gulf.
European clients therefore remain at the heart of international demand, alongside a significant American presence.
There is no single profile of the international buyer in Saint-Tropez. Search behaviour varies by nationality, particularly according to the market segment being considered.
British, Belgian, Swiss and American buyers tend to be more prominent in searches with higher budgets, while German buyers show more diverse demand across the market.
This diversity is one of the defining characteristics of the international interest Saint-Tropez attracts today.
Which property segments appeal to international buyers?
The breakdown of enquiries offers an interesting picture of where international demand is concentrated.
The €4 million to €8 million segment accounts for 32.6% of international enquiries, compared with 24.5% across the market as a whole.
This segment therefore plays a particularly important role in international searches for villas and luxury properties around Saint-Tropez.
Properties priced at €15 million and above account for 15.2% of international enquiries, compared with 12.6% across the market as a whole.
International clients are therefore clearly present throughout the luxury market, but the highest property segments are not driven exclusively by foreign buyers. French demand remains an important part of the Saint-Tropez market, including its high-end segment.
Each address offers a different way to experience Saint-Tropez
Around the gulf, the choice of an address is closely linked to a particular way of life.
In Saint-Tropez, the appeal lies in being immersed in the heart of the village. Mornings at the Place des Lices market, cafés around the Old Port, the narrow streets of the old town and La Ponche create a setting where much of daily life unfolds on foot.
Just a few kilometres away, Ramatuelle reveals a more natural side of the peninsula, between the countryside and the Mediterranean. The proximity of Pampelonne, its beaches and its restaurants gives this area a character particularly suited to outdoor and seaside living.
Grimaud combines a historic Provençal village, lush surroundings and views over the gulf, while its coastline offers direct access to another facet of Mediterranean life.
Perched above the peninsula, Gassin is characterised by its village atmosphere, countryside and panoramic setting. La Croix-Valmer, further south, is surrounded by vineyards, wooded landscapes, coastal paths and beaches, with nature playing a central role in the experience.
Across the water, Sainte-Maxime moves to its own rhythm, with a lively town centre, a marina, restaurants and beaches, as well as amenities available all year round.

Together, these places offer different ways to experience the Gulf: at the heart of village life, overlooking the Mediterranean, among vineyards and countryside, or just a short stroll from the coast.
And this is part of what continues to underpin Saint-Tropez’s international reputation. A day can flow naturally from the market to the sea, from lunch on the beach to an afternoon of sailing, before returning to the village for dinner.
Gastronomy, sailing, art, beaches, local markets and Provençal landscapes are not simply part of the destination’s image. They are part of everyday life around the Gulf. Wondering where to dine in Saint-Tropez?
