In luxury real estate, not all properties with sea views can be described as waterfront. This term primarily refers to a property with a frontline location, with no significant intervening construction between the property and the shoreline, and a particularly direct relationship with the sea.

Depending on the layout of the land and the coastline, a waterfront villa may have direct access to a beach or cove, a staircase leading down to the sea, or, in some cases, facilities making it easy to reach the shore.
