The Northern Alps market stands out for the diversity of its micro-markets. In Megève, proximity to the center, ski access, views, and architectural quality remain decisive, while the surrounding villages often offer more generous floor space and a more secluded environment. We are also seeing growing demand for properties suited to year-round use, combining family enjoyment, comfort, and long-term asset value. Why buy real estate in the Northern Alps?

Buying a chalet in the Northern Alps allows you to enjoy an exceptional natural setting while gaining access to destinations renowned for the quality of their infrastructure and their way of life. From Megève to Saint-Gervais-les-Bains, via Combloux, the Val d’Arly or Les Gets, each resort has its own identity and caters to different projects, from a family holiday home to a pied-à-terre close to the slopes.

The appeal of the region is no longer limited to the winter season. Hiking, cycling, golf, wellness, gastronomy and water activities around Lake Annecy all contribute to making the Northern Alps a destination appreciated year-round. This evolution increases the appeal of properties with a central location, open views of the peaks or quick access to ski areas.

The local real estate market offers everything from renovated traditional chalets to contemporary properties, apartments in the resorts, or homes between lake and mountains. In the most sought-after areas, land scarcity, architectural quality, exposure and proximity to services are determining criteria. A precise knowledge of each micro-market is therefore essential to identify the property best suited to your intended use and wealth objectives.

The most sought-after destinations in the Northern Alps

From the emblematic resorts of the Mont-Blanc region to the preserved villages of the Val d’Arly, the Northern Alps offer very different settings and real estate markets. Megève remains central, but neighboring communes also appeal thanks to their authenticity, mountain views, access to ski areas and year-round attractiveness.

Megève and Demi-Quartier

Megève is one of the most prestigious destinations in the French Alps. Its historic center, its carefully designed chalets and its sought-after areas such as Mont d’Arbois, Rochebrune and Le Jaillet attract French and international buyers. Just nearby, Demi-Quartier offers a more residential and discreet setting, appreciated for its family properties, open views and quick access to Megève’s amenities.

Praz-sur-Arly, Flumet and Hauteluce

More discreet, Praz-sur-Arly, Flumet and Hauteluce offer an authentic setting in the heart of the Val d’Arly and Beaufortain. These villages attract buyers looking for a traditional chalet, an apartment close to the slopes or a second home in a preserved natural environment. Their integration into extensive ski areas and their lively summer seasons further strengthen their appeal.

Les Gets and the Portes du Soleil

A family-friendly and dynamic resort-village, Les Gets benefits from direct access to the Portes du Soleil ski area. Its lively center, sporting offering and summer activities make it a sought-after destination all year long. Chalets close to the slopes, recent apartments and properties with mountain views make up the bulk of the high-end real estate market.

Sévrier and the shores of Lake Annecy

Between Lake Annecy and the reliefs of the Bauges massif, Sévrier offers a different way of life from that of high-altitude resorts. Contemporary villas, character homes and properties with lake views are particularly sought after here. Proximity to Annecy, the beaches and water activities makes it suitable for both a main residence and a holiday home.

What types of property should you buy in the Northern Alps?

The luxury real estate market in the Northern Alps is characterized by a wide variety of properties, from traditional mountain resort chalets to contemporary homes near Lake Annecy. The choice depends above all on the intended use, proximity to the slopes or village centers, the level of amenities and the desired environment.

Prestige chalets

Luxury chalets are the most emblematic properties in the Alpine market. In Megève, Demi-Quartier, Combloux, Saint-Gervais-les-Bains or Les Gets, they often combine aged wood, natural stone and large openings onto the peaks. The most sought-after properties feature generous reception spaces, several suites, wellness areas, indoor pools, ski rooms and spacious terraces with privileged exposure.

Apartments and penthouses in the resorts

Apartments appeal thanks to their ease of maintenance and proximity to ski lifts, shops and restaurants. From a functional pied-à-terre to a prestigious penthouse, the offer includes renovated older properties, family duplexes and recent residences sometimes offering concierge, security or rental management services. Ski-in/ski-out apartments or those located in the center of resorts remain particularly sought after.

New-build developments

New developments meet the expectations of buyers looking for comfort, energy efficiency and contemporary amenities. They generally offer materials inspired by local architecture, optimized layouts, private parking and equipment suited to mountain living. In areas where land supply is limited, these new residences represent rare opportunities.

Houses and properties between lake and mountains

In Sévrier and around Lake Annecy, the market is distinguished by contemporary villas, family homes and character properties opening onto the lake and the surrounding mountains. These properties are sought after for their residential setting, their proximity to Annecy and their ability to suit year-round use, whether as a primary or secondary residence.
