The luxury real estate market in Paris has known no crisis: over the last few years, high-end property sales have never ceased to increase, and prices may soon climb even higher than London. Professionals at Michaël Zingraf Real Estate have taken stock of the luxury sector in the City of Lights. 

What does the luxury real estate market look like in Paris?

Paris is set to become the leading European capital in terms of luxury and prestige real estate - ahead of London. Appealing more than ever to investors, the capital has witnessed a drastic rise in prices. The average price per m² exceeded the symbolic threshold of €10,000 during the summer of 2019 (the average rate was €8,130 in 2014 and €2,840 in the early 2000s!). 
The luxury market has closely followed this dynamic. In the capital, there are more and more prestigious property buyers every year, and high-end offers are seized extremely quickly: in 2019, 12% of real estate sales exceeded one million euros, and 50 sales per month were concluded for over €15,000 per m². Another significant change in the luxury sector: Paris is once again highly acclaimed by foreign investors, who up until recently seemed to snob the French capital. 

What are Paris’ most prestigious neighbourhoods?

Though the capital’s historically prestigious areas have managed to preserve their appeal, the luxury market has known many changes that have affected which neighbourhoods are the most popular. The Marais area, for example, is on the point of outranking the left bank, whereas the 6th and 1st arrondissements are now more expensive than the 7th and 16th

The 3rd arrondissement

With its bohemian-chic atmosphere and art galleries, the Marais is now one of the most expensive areas in Paris. The neighbourhood offers sumptuous private mansions and Haussmann apartments of unrivalled elegance.  

The 6th arrondissement

The 6th arrondissement has become Paris’ more expensive district. In some areas (such as Odéon), the price per m² exceeds €17,000. Its chic, picturesque and trendy neighbourhoods - including Saint-Germain-des-Prés, now offer the capital’s most coveted properties. 

The 7th arrondissement

The 7th arrondissement is still one of the most popular amongst buyers looking for exceptional properties. Now a little less expensive than a few years ago, it is still a safe bet for investors thanks to the presence of several iconic monuments such as the Eiffel Tower and its stunning high-end apartments.    

The 8th and 16th arrondissements

Whether in the Golden Triangle or in the more residential areas of the 16th and 17th arrondissements, these districts have remained two of the most popular. Being so close to the capital’s flagship monuments, as well as to the famous Champs-Elysées and Montaigne avenues, they attract international customers all year round. 
The 1st, 4th and 5th arrondissements also offer exceptional properties within the luxury real estate market.
